Interior Finishes

  • Custom hardwood cabinets with adjustable shelves either solid Oak or Alder wood
  • Wilsonart rolled or square edge (per plan) laminated counter tops in Kitchen.
  • Hardwood cabinets either Oak or Alder wood with cultured marble vanities in bathrooms.
  • ¾ inch hardwood floors per plan.
  • Six panel residential interior doors with Titan commercial quality doorknobs.
  • Hand sanded and smooth finished walls and ceilings, painted with Porter paints.
  • High volume ceilings, 9 feet or higher per plan.
  • Real wood trim around windows and doorways.
  • Crown moldings, per plan.

Structural

  • All stick built construction on 16” centers.
  • Crawl space foundations with aluminum vents and large access door.
  • Gravel base and poly vapor barrier in crawl space.
  • Solid 2X12 girders.
  • 2X10 Floor joists on 16” centers first and second floors.
  • Floors are 3 / 4” tongue and groove plywood that is glued then nailed and screwed in place to minimize squeaking.
  • Solid 2X4 studs on 16” centers.
  • Either 2X6 or 2X8 full length cut roof rafters on 16” centers per plan.
  • Pressure treated mud seal plates.
  • 7/16” O.S.B water resistant, sound deadening, wood exterior wrap under shingle roof, brick and vinyl siding.
  • 10” foundation J-Bolts cemented in 4 feet on centers and then two feet on each corner of foundation.
  • Heavy duty (250 LB. Rated) attic access stairway, with lighted attic. (per plan).
  • Brick molding around windows in bricked areas.
  • Termite treatment.

Safety Features

  • Monitored fire prevention sprinkler systems installed throughout all units.
  • All unit party walls are separated by 2-inch solid firewall consisting of Densglass Gold, fiberglass skinned gypsum board, framed with metal tracks and studs. These firewalls have a two hour fire rating and exceptional sound deadening qualities.
